General rental terms

  1. Miller Innovations srl based in Verona, via Mantovana n. 98, P.IVA.: 04474940238 in person of its legal representative Miller Dmytro (landlord) rents to the Tenant who accepts the specified property Located in Verona, fully furnished and provided with everything necessary for the purpose of tourist rental for the number of people indicated.
  2. The deal in fact forms a "rental contract for tourist use" between the Landlord and the Tenant.
  3. Rental Duration. The property is rented for the specified period and this contract is intended to be terminated at the end without the possibility of renewal.
  4. Rates. The property will be granted at the indicated price. The total sum must be paid when the keys are delivered.
  5. Rental conditions:
    1. The property is intended for tourist use.
    2. When the reservation is confirmed, upon arrival the Tenant will pay to the Landlord as per indicated security deposit, by credit card or in cash. This amount will be refunded on the day of check-out at the time established after the property has been inspected. The security deposit covers damage to the property, including but not limited to, lost keys, furnishings or premises, and, if necessary, the Tenant will pay the difference if the damage caused is greater than the amount of the security deposit. The Landlord reserves the right to inspect the premises during the stay for all the needs that will be determined during the stay itself.
    3. The delivery of the keys to the property, after the balance of the rental amount is paid, is allowed from 15.00 to 21.00 on the day of arrival at the Miller Innovations SRL headquarters. The return of the keys of the property must be made by 11.00 am on the day of check-out, but the legal possession of the property will still pass to the Landlord who will have the right to access the property even in case of failure to return the keys by the Tenant. The Tenant undertakes to return the property to the Landlord in the same state in which they received it, under penalty of compensation for any damage caused.
    4. The Tenant acknowledges that the maximum number of persons referred to in point 1 may reside in the rented property; exceeding this limit for the overnight stay or use of the property for different purposes will result in immediate termination of this contract and the loss of the deposit. Subrental is strictly prohibited.
    5. The Tenant will not receive any refund in the case of early check-out from the departure date as indicated in this contract.
    6. The Tenant must comply with the hotel policy/house rules not to cause disturbance or noise that may harass the neighbors, especially during rest hours (13.00 - 16.00 and 22.00 - 8.00). In cases of non-compliance with the rules of conduct or those expressly indicated in this contract, the Landlord may terminate this contract and the Tenant will be obliged to release the property without being entitled for reimbursement of the sums paid. No animal is allowed in the property without the authorization of the Landlord, under penalty of immediate termination of the contract with non-refundable down payment or security deposit. If authorized, all responsibilities will be borne by the Tenant, including the damage resulting from the failure to care for and mismanage animals.
    7. For any dispute that cannot be resolved amicably, the Court of Verona will have jurisdiction.
    8. The Tenant is made known that his personal data will be processed in accordance with legislative decree. 196/2003 or the similar.
  6. These terms and conditions are effective from March 28, 2018 and active until the publication of new conditions.
